Hi Rad, there is only 1 property that sold in the same area as your home (West Harrison) with similar characteristics within the past few months (sold January of this year). The other two comps that I provided are also similar in characteristics, however because property values are higher in Harrison than in West Harrison, I have to more closely rely on the West Harrison property at 166 Underhill Avenue to determine the value. I have determined your asking price to be higher than what the market tells us it’s worth. The house at 166 Underhill Avenue sold for $840,000, which when divided by the square footage of 2,000 we arrive at an average price of $420 per sq ft. When multiplied by the size of your home (2,200 sq ft as per your Zillow listing) we arrive at $924,000, which I think is on the higher side of what the market indicates your home is worth.
