The comparable properties I sent you are equal in size and close to your property's location. Those properties have sold recently for around $220,000. I recognize that you've put in a lot of work into the unit, which is why I think the property is worth closer to $250,000. Despite this, I think I can get you an offer at your asking price (or more), but if the appraisal comes back lower than what the buyer agreed to pay and they can't obtain financing as a result, you should be prepared to lower the price. A cash buyer wouldn't have to obtain financing, however, they will often look for a discount because they're buying in cash.
